How these Fort Bragg figures were built

Two county record systems, one DoD housing area, and a south gate that closed on July 27, 2026. That is the whole method. Each figure on the town pages and the base guide comes from the source named next to it. This page is the longer version of those notes, including what the figure cannot support.

Recorded sale bands

North Carolina records a sale price through an excise tax of $1 per $500 of the price, paid when the deed is recorded, under N.C. G.S. 105-228.30. The bands are percentiles of those recorded prices, not asking prices and not assessments.

Cumberland County bands are the 25th to 75th percentile of 2026 recorded single-family sales in the county’s public “Residential Sales 2026” layer, pulled 2026-10-03. The filter keeps single-family residential sales with a price of at least $50,000, dated 2026-01-01 through 2026-09-18, where the revenue stamps times $500 land within $1,000 of the recorded price. Rows are grouped by city limits. The layer does not say whether a sale was arm’s-length. Fayetteville, Hope Mills, and Spring Lake use this filter. The median and the sample size are from the same pull.

Moore County bands use the county’s “Valid Sales By Year / 2026” layer, pulled the same day. The filter keeps improved parcels at a price of at least $50,000, dated 2026-01-02 through 2026-09-18. All improved property types stay in the set. Condos and townhomes are not separated. Rows follow the county’s town code: AB for Aberdeen, PH for Pinehurst, SP for Southern Pines. The label on those three bands is “all improved property.”

A Cumberland single-family band and a Moore all-improved band are not the same product. The comparison table prints the basis in the cell so the two sides are not read as one ladder. The dollar band, the median, and the sample size are shown in that table and in each town’s quick-facts box.

Drive times

Each drive is a Google Maps typical range for a Monday, Oct 5, 2026, 7:00 a.m. departure, checked 2026-10-04. The origin is a named public address in the town. The destination is an open gate: Yadkin Road (Gate 4, open 24/7) for Fayetteville, Hope Mills, Southern Pines, Pinehurst, and Aberdeen; Honeycutt Road (Gate 10, open 24/7) for Spring Lake. Miles and the named route are printed with the range.

Distances and the size of the ranges were cross-checked against an independent OpenStreetMap-based router. The range leaves out the wait at the ID check. No published time uses All American Gate or the closed stretch of the All American Freeway. For Fayetteville, Google still offers that freeway; the page says so and does not use it. For the Moore County towns, the measured route uses Manchester Road and Raeford-Vass Road, but Manchester Road’s own gate is weekday daytime only, so the clock stops at Yadkin Road.

2026 BAH

Rates are the DoD Basic Allowance for Housing for 2026, military housing area NC182, “FORT BRAGG/POPE, NC,” looked up from duty-station ZIP 28310. The figures used here are the May 13, 2026 rate revision. The page cites them as DoD BAH 2026 and links the allowance site. Behind that citation, the monthly amounts come from the official ASCII rate file, the housing-area name from the area-name file, and the ZIP match from the ZIP-to-area file. Checked 2026-10-03 for the amounts. The match of each town ZIP to NC182 was checked 2026-10-04.

Only seven grades are published here: E-4, E-5, E-6, E-7, O-1, O-3, and O-4, each with and without dependents. Town pages repeat three with-dependents amounts (E-5, E-6, O-3) beside the quick facts. They are not a payment estimate. The allowance does not change when the house is in a different town inside this set, because those ZIPs map to NC182 and the duty station is what sets the rate.

Property tax rates

Rates are per $100 of assessed value for 2026 tax bills. Cumberland County publishes a combined rate on its tax-rate page, labeled for 2026 tax bills (FY 2027). That published combined rate excludes storm water, solid waste, refuse, recycling, and transit or auto privilege taxes. Fayetteville’s ordinary combined rate is county 0.499 plus city 0.4495, printed as 0.9485. Inside the city’s revitalization district an extra 0.1489 applies, and the combined figure there is 1.0974. Hope Mills is town 0.525 plus recreation 0.05 plus county 0.499, printed as 1.074, and the county bill also carries an annual refuse tax of $342.72. Spring Lake is town 0.741 plus recreation 0.05 plus county 0.499, printed as 1.29, plus an annual refuse tax of $396, which is $384 plus a $12 litter-control fee.

Cumberland County’s last revaluation set market values as of January 1, 2025. Assessed value is not a sale price.

The Moore County 2026 chart lists a county general rate of 0.29, an ALS rate of 0.0425, and each town’s rate. The chart does not print a combined total. The figure on this site is the sum of those three, and it is labeled as a sum. Southern Pines is 0.29 plus 0.0425 plus a town rate of 0.29, summing to 0.6225. A separate Southern Pines municipal service district rate of 0.55 applies only inside that district. Pinehurst is 0.29 plus 0.0425 plus a village rate of 0.22, summing to 0.5525. Aberdeen is 0.29 plus 0.0425 plus a town rate of 0.42, summing to 0.7525.

School systems

The School Support Services one-pager lists Fort Bragg Schools (Department of Defense), Cumberland County Schools, Harnett County Schools, Hoke County Schools, Moore County Schools, and Lee County Schools, and it states there are no additional districts. On the town pages, the school system is the county system for that town. Students attend schools where they reside. Fort Bragg Schools require living on post. Families confirm the assigned school by address with the district.

On-post, the district high school is E.E. Smith High in Cumberland County Schools. Linden Oaks housing uses Overhills High in Harnett County Schools. Eligible active-duty families living on Fort Bragg can use the high school election process to pick a different Cumberland County high school and then provide transportation. Kindergarten cutoff is age 5 on or before Aug 31, and Sept 1 for Fort Bragg Schools. Area high schools run a 4x4 schedule. Cumberland County Schools runs a K-12 choice program for county residents, with applications in January and February, and families provide transportation. Military families moving to Fort Bragg may start public-school enrollment remotely before they establish residency.
