Fayetteville is the large Cumberland County city on the south side of Fort Bragg, and it is the default many orders start with because the south gates sit on this side of post. It is also the town where one sales band is the weakest summary in the set. The recorded-sales sample is by far the largest, and a single middle range hides how different parts of a big city sold. Older listings, school pages, and maps may still say Fort Liberty. The installation is Fort Bragg.

The route that still reaches Gate 4

The measured drive starts at the Cumberland County courthouse, 117 Dick Street, ZIP 28301, and ends at Yadkin Road, Gate 4, open 24 hours. It is 9.3 miles via Bragg Boulevard and Yadkin Road. A Monday 7:00 a.m. departure on October 5, 2026, is typically 14 to 26 minutes. The ID check is not in that range.

Google also draws an All American Freeway route. That route is closed. Gate 5 and Gruber Bridge closed at 5 a.m. on July 27, 2026, and the freeway is closed from the gate to Zabitosky Road in both directions for up to 24 months. Use the Bragg Boulevard and Yadkin Road measurement. Yadkin is open 24 hours. Rock Merritt is 5 a.m. to 9 p.m. on weekdays and closed weekends and federal holidays. NCDOT’s project is $15.5 million: replace the 50-year-old Gruber Road bridge and repair freeway settlement over an old landfill. Highland Paving is the contractor. The visitor center stays open. Gate 5 stays closed.

What a citywide band can hold

The band is the middle of 2026 recorded single-family sales in the city limits. The county layer does not say whether a deed was arm’s-length. The sample is by far the largest of the six, so one band hides different parts of the city.

The two ZIP codes named here, 28301 and 28305, are the ZIPs on the addresses below. Fayetteville has more ZIP codes than these. Both map to NC182, so BAH follows duty-station ZIP 28310, not the house.

Two tax bills inside one city rate

The combined rate published for 2026 tax bills is 0.9485 per $100 of assessed value: county 0.499 plus city 0.4495. That published combined figure excludes storm water, solid waste, refuse, recycling, and transit or auto privilege taxes. Inside the city’s revitalization district the bill adds 0.1489, and the combined figure there is 1.0974. A house outside that district and a house inside it are not on the same rate. Assessed value is not a sale price. Cumberland County’s last revaluation set market values as of January 1, 2025.

Fayetteville’s ordinary rate is the low Cumberland rate. Hope Mills is higher, with a flat refuse tax. Spring Lake is the highest of the six. Moore County’s sums are lower and come with much longer Yadkin Road drives.

Two public addresses, two ZIP codes

Cape Fear Botanical Garden, 536 North Eastern Boulevard, ZIP 28301, covers 80 acres and is open 360 days a year. Military admission with an ID is $11 plus tax. The Museum of the Cape Fear Historical Complex, 801 Arsenal Avenue, ZIP 28305, is a North Carolina Division of State History Museums site. Those two addresses are why these two ZIP codes are the ones named here.

Schools follow the address, not the city name

Off-post Fayetteville is Cumberland County Schools. Confirm the school by address. Fort Bragg Schools require living on post. E.E. Smith High is the on-post district high school. County residents may apply for K-12 choice in January and February and provide transportation. Kindergarten is age 5 on or before August 31 (September 1 for Fort Bragg Schools). Area high schools run a 4x4 schedule. Military families may enroll remotely before establishing residency.

Who it suits

Fayetteville suits a south-gate move in a large city, with a sales record thick enough to show a wide middle and too wide to treat as one street. It is a poor fit for a few-minute north-gate morning (Spring Lake) or for the lowest tax rate in the set (Pinehurst, with the longest drive).

Nearby alternatives

Hope Mills is farther south: a longer Yadkin Road drive, a higher tax rate, and a lake-town setting.

Spring Lake uses Honeycutt Road. It has the shortest drive and the highest tax rate.

Southern Pines is about double the Cumberland price level, 30 to 45 minutes to Yadkin Road, at a much lower tax rate.

Pinehurst has the longest Yadkin Road range and the lowest tax rate.

Aberdeen sits between those Moore commutes, with the lowest Moore price level, still well above Cumberland, and a higher tax rate than the other two Moore towns.
